If your well pumps coarse water, then you are likely to need a pressure tank replacement sooner than you might think.

Finding an issue with your pressure tank does not necessarily mean you need to replace it. Sometimes there is a problem that can be fixed without installing a new tank.

Some of these solutions include:

  • Installing a new filtration system
  • Replacing your tanks water filter
  • Adding a constant pressure valve
  • Installing an air volume control system
  • Toying with or replacing the pressure gauge

There are also a lot of tips on maintaining your well which can help you increase the longevity of your water tank. These include:

  • Keeping fertilizers, pesticides, paints, oils, and all products that contain toxic chemicals away from your well pump
  • Keep the area around your well clean and dont let leaves or debris pile up around it
  • Be careful around the casing of your well
  • Regularly check the well cover or well cap on top of the casing of your well

Types Of Well Pressure Tanks

Three main types of well pressure tanks are commonly used for residential wells. These are as follows:

  • Diaphragm Tanks. In this type of tank, a vinyl or rubber diaphragm is used to split water from air. When water passes into the tank, the diaphragm extends and compresses the air.
  • Air-Over-Water Tanks. With air-over-water tanks, there is no barricade separating water from air. Unfortunately, the air will eventually dissolve into water as a result. Frequent maintenance and increased observation may be necessary with this type of tank.
  • Bladder Tanks. In bladder tanks, water is held inside a bladder-like device that grows as water enters the tank. This, in turn, compresses the air.

How Pressure Tanks Work

Pressure tanks hold water under pressure, making sure that it flows to all points of your house with the desired pressure. The main reason for installing pressure tanks however is to prevent the well pump from running continuously, which extends its lifetime and cuts down on power costs.

The water pressure in the pressure tank is determined by the pressure switch. A pressure switch is small electrical box installed next to the pressure tank and is electrically powered.

The pressure switch will trigger the well pump to kick in when the water pressure in the tank goes down below a certain point, and stops when the pressure reaches a certain point also. If no water is drawn from the pressure tank the pump will remain off.

A pressure switch has 2 pressure settings. These are the cut-in pressure and the cut-off pressure. The cut-in pressure is the pressure at which the pump kicks in, while the cut-off pressure is the pressure when the pump stops filling the pressure tank.

The difference between the cut-off pressure and the cut-in pressure is what we call the drawdown. The drawdown is very important when sizing/buying a pressure tank.

In a simple language, the drawdown of a pressure tank is the amount of water drawn out from the time the pump stops, to when the pump starts again. The drawdown of a pressure tank is dependent on the size of the pressure tank and the cut-in and cut-off pressure.

Bladder Tank Troubleshooting Guide

To check the bladder tanks air charge if it is not working correctly:

  • Turn off the pumps electrical power.
  • Open the faucet nearest to the tank to drain it.
  • Place an air pressure gauge on the air charging valve on the top of the tank to check the pressure.
  • In case the pressure is higher than 2 psi , add air. When utilizing an air compressor or air pump, exercise caution.
  • If the pressure is 2 psi , release the air .
  • Check for air charging system leaks using a soap solution by dripping it on the air charging valve.
  • Reset the pump, then run a normal cycle to ensure correct settings. If the tanks pressure drops too low, the bladder inside the tank might have ruptured and needs to be replaced.

Pinhole Leaks In Water Tank Bladder: Abnormally High Air Pressure Short Cycling Well Pumps

It is possible for an internal-bladder type water pressure tank to behave improperly due to a small leak between the water-containing bladder and the air space inside the pressure tank.

While a completely-burst tank bladder quickly or immediately converts the pressure tank to one acting like a tank with no bladder at all, a very small leak, even a pinhole leak in the tank bladder acts differently.

Is The Bladder Tank Waterlogged

You should also inspect the bladder tank to see whether its clogged with water. If a tank is filled with water or contains too much water to function correctly, it is considered waterlogged . Clogged bladder tanks cause the following issues:

  • The pump motor runs too frequently.
  • Because waterlogged tanks contain stagnant water, there may be unacceptable coliform results or taste and odor complaints if they are cycled frequently.
  • Premature tank failure due to water exposure, the internal walls of a waterlogged tank might corrode and weaken.

The consumer may find that replacing a waterlogged tank is the most cost-effective option.

How Do I Know If My Pressure Tank Is Bad

How To Find Out If Your Well Pressure Tank / Bladder Has Gone Bad

For someone using water from a well, low water pressure is the first sign of a bad pressure tank. The other sign is when the well pump is running constantly or nonstop. This is in most cases caused by a waterlogged pressure tank. A faulty pressure switch can also be the reason.

If you want to check the integrity of your well pressure tank, this is the process to follow:

  • Turn off power to the pressure switch at the circuit breaker. This will prevent the pressure switch from turning on the pump when the water pressure in the tank falls below the cut-in pressure.
  • Turn off the shut off valve. Most well water systems have a shut off valve between the pressure tank and the house. This will prevent air from entering the house water pipes creating an air lock. If you have no valve, open the nearest faucet.
  • Connect a garden hose to the pressure tanks drain valve bib at the bottom of the tank. Direct the end of the hose out to the yard or a floor drain.
  • Turn on the drain valve and let the pressure tank drain out completely. Once fully drained, turn off the drain valve and remove the garden hose.
  • Hold the top of the pressure tank and try to tip or push it away. If the pressure tank is waterlogged , it will simply be too heavy and wont move. A good pressure tank will tip off easily since air has no significant weight.

Connect a pressure gauge to the air inlet valve at the top of the pressure tank. The inlet valve is usually covered with a cap so you will first need to remove it.

Difference Between Bladder Tank And Pressure Tank

The main difference between a standard stainless steel pressure tank and a bladder pressure tank is the extra balloon system inside the bladder pressure tank.

The differences between the two expand beyond just the balloon, but with the simple addition of the bladder, the system sees a massive increase in performance.

The first significant difference is the size of the bladder tank. Since the bladder pressure tank doesnt need the entire tank to create pressure, it allows for a considerable size reduction over the standard stainless steel pressure tank.

The size is important because of the drawdown of both pressure tanks. Even though the inside of a standard stainless steel pressure tank is expansive, the drawdown is significantly weaker and less efficient than its smaller counterpart, the bladder pressure tank.

The next difference is the maintenance of each pressure tank. The bladder tank has significantly less upkeep than the standard pressure tank.

The upkeep of the stainless steel pressure tank happens because of waterlogging. Since the water and air meet inside a standard pressure tank, the air will escape through the water over time.

Waterlogging requires the galvanized pressure tank to be inspected and reset every few months. This issue doesnt exist at all for the bladder pressure tank.

Degradation is another difference. While stainless steel and galvanized metal are corrosive resistants, they are not corrosive immune.

How To Check Your Well Tanks Pressure

The majority will clearly state the pressure setting on the switch. But, if youre not sure, theres an easy way to figure it out. When the tank is full, turn on a faucet in your house. As water flowers, the pressure in the tank will gradually decrease. If you notice the pump kicks on at 30 psi, then your tank is likely set at 30/50. If your pump turns on at 40, your switch is probably set to 40/60.

You can double-check this by turning off the faucet and waiting until the well pump turns off. Check the pressure switch to see where it is. This will give you the second number in your setting. Hopefully, they should be 20 psi off for either a 30/50 or 40/60 setting.

When the water pressure in the tank falls below the cut-in pressure, the pressure switch activates the pump until water pressure in the tank increases to the cut-off pressure. This prevents the pump from running throughout, extending its lifetime and saving energy costs.
